Management Office Closure Dates
The Management Office will be closed on Tuesday, December 24th, 2024 and Wednesday, December 25th, 2024 for the Christmas holiday.
As well as Wednesday, January 1st, 2025 for the New Year.

Short Term Rental Annual Deadline Friday, January 10th – REMINDER
Management would like to remind all Homeowners who wish to lease their units for Short Term Rentals (30 days or less), that the registration for the 2025 year is open.
Please be advised that the deadline to register your unit to short term lease is Friday, January 10, 2025 at 5:00pm. Applications received after 5:00pm may not be reviewed for registration.
The following items are required each year, even if previously submitted. (forms can be found attached or on the Resident Portal):
Short-Term Rental (STR) Check In;
Approved City of Imperial Beach Permit;
City of Imperial Beach Window Placard;
Non-refundable $300.00 Annual Rental Fee – Please note that the fee can be assessed to your HOA account with written consent or a check made out to Bayside Landing delivered or mailed to 750 B St. Suite 2860, San Diego, CA 92101;
Completed Vehicle Registration Form.
Note that the City required approval letter will not be sent for the permit, until all other items have been received.
Additional items needed:
Property Manager agreement and contact information;
Fully executed lease for every tenant prior to commencement of tenancy.

Lastly, its is recommended that Owners register for the Resident Portal, if you have not already. Via the Resident Portal, Owners can update/view the following (attached are instructions for access to the resident portal):
Contact information for all Owners/Tenants/Property Managers;
Vehicle Information;
Pet Information;
Set up Auto pay and E-Statements;
Association documents;
View Statements and Account information and much more!

Budget Mailer Follow Up – Increase Reminder
At the November 7, 2024, Board of Directors Open Session meeting, the Board of Directors approved the 2025 Budget.
Assessment increases will go into affect on January 1, 2025. The new Assessment amount due can be found on Exhibits A.1 and A.2 of the attached Budget Mailer (pages 16-18). Please ensure the amount is revised with your auto pay/bank accounts to ensure late fees are not assessed. Owners can review their autopay amounts via the Resident Portal. If your monthly assessment is paid via e-check, please contact your bank to ensure the amount is revised.
Please note that assessment increase amount and additional association information can be found beginning on Page 3 of the attached. It is important that homeowners review this information. Assessments increases will be $340.98 per month for all attached 184 units and $194.20 for the three (3) single detached homes.
Cost Center $146.78 for 184 units
Common $194.20 for all 187 units
While assessments are due the 1st of each month, late fees are assessed if a full payment is not received by the 15th of each month. Late fees are 15% of your assessments per the Association’s Collection Policy.

Garage Door Policy
At the November 7, 2024, Board of Directors Meeting, the Board voted to make a change to the current procedure for garage door violations as the majority of garage door violations are for cleanliness or painting.
Please visit the Resident Portal to review the official notice for additional information, however the procedure change is noted below:
Effective Immediately: All garage doors will be reviewed for cleanliness twice a year beginning on January 15, 2025,and then again on July 15, 2025. Please take the necessary steps to ensure that your garage doors are all cleaned by the deadlines. Any garage doors that aren’t considered clean and maintained on January 15, will be notified and a re-inspection scheduled the following month for those units. Failure to clean after the reinspection will start the hearing process.
Lastly, please note that units may still be subject to violations.
