Common Area and Exclusive Use Area Reminders

As some residents may know, Management conducts monthly walks throughout the community to ensure the Association’s maintenance needs are met and that the Association’s CC&Rs and Rules and Regulations are followed.
Please note that courtesy letters have begun to go out to some community members stating items such as cameras, hanging pots, vegetation and even flags must be removed from common area and placed within a certain area of your unit. Please see information below of what is permitted and upcoming changes:
- US Flags, Cameras, Hanging Plants and Lights – Permitted throughout the community, however cannot be affixed/installed on Association Maintained areas, such as siding, beyond/outside of your balcony space, porch fences and walls, courtyard fences and walls, Association walls and columns/posts and eaves. Please see the Association’s Maintenance Exhibit and Rules attached.
The Association is proud to display the US Flag and supports all of our Military Residents! If you wish to have your flag extend beyond your Balcony, a stand on your balcony can be utilized or the flag pole attachment can be affixed to the interior roof of your balcony.
Additionally, at the July 5, 2022 Board of Directors meeting, the Board approved new LED address signs which will be slightly bigger, backlit and will include street name and number for both the front entrance of your unit and the garage side. The signs are being manufactured and are expected to arrive in September. Beginning September 1, 2022, all personal items used to decorate the front entrance of your unit, including unit signage will need to be removed.
Lastly, as some residents have seen, the Association’s Construction Defect Attorneys have been onsite with experts investigating items on the construction defect claim and have also noted that there are items that must be removed and/or areas that must be cleared due to these ongoing investigations.
The Board and Management understand the frustration and at times, inconveniences experienced since the transition and are working together to ensure the Rules and Regulations are followed accordingly and that the community standards are upheld.
